Answer Your Questions

What is Drain Surveying?
Drain surveying is the process of inspecting and assessing the condition of drainage systems—usually underground pipes that carry waste water or stormwater—to identify problems, blockages, or structural issues. It’s commonly used in construction, property management, and maintenance to ensure that drainage systems are functioning correctly.
What are the key aspects of drain surveying?
1. CCTV Drain Surveys:

• The most common method.
• Involves inserting a small waterproof camera into the drain.
• Provides real-time video footage so surveyors can see inside the pipe system.
• Helps identify blockages, cracks, collapsed pipes, tree root intrusion, corrosion, etc.

2. Mapping and Tracing:

• Used to determine the layout of underground drainage systems, especially when plans are missing or outdated.
• Involves sonar or tracing dyes to track flow.

3. Condition Reporting:

• Survey results are documented in a report.
• Includes videos, images, descriptions of defects, and repair recommendations.
• Often graded according to standards (like the UK’s WRc codes).

4. Uses of Drain Surveys:

• Homebuyer drain surveys: Check the state of drains before property purchase.
• Pre-construction surveys: Understand existing drainage before new building work.
• Insurance claims: Provide evidence of damage for claims.
• Routine maintenance : Prevent major drainage failures.
What are the benefits of drain surveying
• Non-invasive and cost-effective.
• Saves time by locating exact problem areas.
• Prevents larger and more expensive repairs down the line.

What is CCTV drain surveying?
CCTV drain surveying (Closed-Circuit Television drain survey) is a method of inspecting the condition of underground drainage systems using a specially designed waterproof camera. It’s commonly used in both residential and commercial settings to:

1. Detect Blockages: Identify the location and cause of drain blockages.
2. Locate Structural Issues: Spot cracks, collapses, root ingress, displaced joints, or pipe corrosion.
3. Pre-Purchase Inspections: Assess the condition of drains before buying a property.
4. Insurance Claims: Provide evidence for drain-related damage or issues.
5. Mapping & Planning: Create a layout of underground drainage for construction or renovation.
How does CCTV drain surveying work?
1. Initial Access: The camera is inserted through a manhole or access point.
2. Live Feed: A live video feed is sent to a monitor, allowing engineers to inspect in real time.
3. Recording & Reporting: Footage is recorded and a detailed report is created, often with images, measurements, and a drain layout map.
4. Recommendations: The report may include recommendations for repairs or maintenance.
What equipment is used for CCTV drain surveying?
• Crawler Cameras: Remote-controlled, wheeled cameras for large or long pipes.
• Push Rod Cameras: Flexible, manually pushed cameras for smaller domestic pipes.
• Sonar or GPS Locators: Help map out pipe routes or locate faults precisely.
When You Might Need a CCTV Drain Survey?
• Regular maintenance for older properties
• After recurring blockages
• Before extending or building near drainage systems
• After flooding or subsidence
• When buying a home (especially older ones)
What is grease trap cleaning?
Cleaning grease traps refers to the process of removing accumulated fats, oils, grease (FOG), and solid waste from a grease trap — a plumbing device used primarily in commercial kitchens to prevent these substances from entering the wastewater system.

A grease trap (also called a grease interceptor) is a box-like container installed either:
• Under the sink (small-scale units), or
• Underground outside the building (for larger systems)

It captures grease and solids from kitchen wastewater before it reaches the sewer. Since grease is lighter than water, it floats to the top, and solids sink to the bottom.
Why is cleaning a grease trap important
If not cleaned regularly, grease traps:
• Overflow or clog, leading to backups and bad odors
• Violate health and safety codes
• Attract pests
• Cause costly plumbing repairs
How is a grease trap cleaned?
For Small Indoor Grease Traps:
• Turn off the water and let the trap cool.
• Remove the lid carefully (it may be bolted).
• Scoop out the grease on top using a bucket or scoop.
• Remove solids from the bottom.
• Scrub the interior with a degreaser or soap.
• Check the baffles and clean any clogs.
• Reassemble and test the system.

For Large Outdoor Grease Interceptors:
• Usually handled by licensed professionals with vacuum trucks.
• They pump out the entire contents and pressure wash the inside.
• They inspect for damage or buildup.
How often should a grease trap be cleaned?
• Small traps: every 1 to 4 weeks
• Large interceptors: every 1 to 3 months
• Follow the 25% rule: clean it once 25% of the trap is full of FOG and solids.
